Creating the Space for Change

1.    Renovating your existing home
Owning a property is one of the largest challenges we all face. Finding the right place then getting a loan to purchase, then going through the ordeal of securing the purchase can make anyone go mad.

Once purchased we then usually go int reno mode. From freshening up the paint to changing the flooring from that horrible carpet from the 80s are usually the first jobs we get to. We all strive to improve our lifestyle and improving where we live is a part of that. 

The other side of the story is selling an old, tired home. How do we get top dollar for our old place. Improving the sale price is what everyone wants. The challenge here is to spend some money to improve the sale price but not to spend that much that it negates the money that goes into your pocket at the end. Improving the kerb appeal of your home is a good cost-effective way to start adding value.

Studies have shown that a large percentage of buyers decide whether or not they are going to buy a home, before they even set foot in a house.

Creating a welcoming entrance to the home that makes a good impression is extremely important. Here are some tips from experienced flippers!!

•    Tidying up the yard
•    Mowing the lawn
•    Washing windows
•    Touching up exterior paint
•    Adding plants and flowers
•    Adding a good quality letter box
•    Adding shiny new street numbers

Once we have taken care of the Kerb appeal the next job is to renovate key areas inside the house. Painting and changing the flooring in the living areas are important. Purchasers always go straight to the Kitchen and Bathroom. How do we fix this with-out breaking the bank?

•    Select a few rooms like the main living room or dining room.
•    Take up old carpet and sand timber floors or install vinyl / laminate flooring.
•    Change a couple of old lights in main areas
•    Paint living room areas in white. It will make the room lighter and seem larger
•    Change taps and cabinet handles to newer ones in the bathroom and Kitchen
•    New floor mats at the entries and bathroom
•    Remove old curtains

•    Open all the windows
•    Bake some bread in the oven in the morning. The smell of bread through the home will make a positive impression
•    Leave the pets at the neighbours for the day
•    Tidy up all the rooms.
